From October 1st 2008 it will be a requirement for all rental properties to have an EPC (Energy Performance Certificate). It will be the solely responsibility of the landlord for ensuring that a valid EPC is provided to all potential tenants.
This stems from an EU requirement which stipulates that EPCs must be provided for all buildings when they are constructed, sold or rented. Once carried out an EPC will be valid for 10 years.
